Our team has represented the Government of Mexico for leasing, consulting and purchase acquisitions since 2008 for more than 120,000 square feet. We worked on their behalf to lease consulate space in Downtown Sacramento, purchase their Consulate in North Natomas, a new 30,000 square foot lease relocation for their consulate in Austin, Texas and a new consul general in Oxnard, California for 17,000 square feet.
We have exclusively represented El Dorado County for acquisitions, dispositions, lease renewals, lease relocations and consulting since 2011, for more than $25 million in assignments including their District Attorney, Public Defender, Health and Human Services, Animal Services, Child Support Services and many others.
In addition, we have exclusively represented Placer County for acquisitions, lease renewals, lease relocations and consulting since 2014, for more than $10 million in assignments including their Health and Human Services, Treasurer Tax Collector, Special Investigations Unit and others.
We are the exclusive real estate advisors for Sutter County for acquisitions, lease renewals, lease relocations and consulting, currently working on multiple assignments for various County wide departments.
TCRE was selected over 12 national firms to represent the Redevelopment Agency Successor Agency of the City of Sacramento (“RASA”) on the disposition of up to 78 properties throughout the Sacramento area. This includes the recent sale of the most valuable property in the portfolio, the 800 Block of K Street, a 54,000 square foot land sale on 8th Street between K and L Streets in Downtown Sacramento. TCRE has represented the City of Sacramento on numerous other purchases, leases and sales throughout the last 15 years.
TCRE represented the City of Elk Grove in the development disposition of one of the cities’ most prized properties: Project Elevate. Project Elevate is a 20-acre parcel located directly adjacent to District 56, Elk Grove’s showpiece community recreational area located in the heart of Elk Grove Boulevard, the cities’ primary retail corridor. TCRE was tasked with the assignment of identifying developers that would bring an organic urban style community featuring higher density multifamily units coupled with 100,000 square feet of unique, locally and regionally curated retail in tandem with a 4-Star hotel.
TCRE was also selected among competing national firms to represent the Sacramento Regional Transit District in the sale of sixteen (16) properties totaling over seventy (70) acres of urban infill development and redevelopment property. Regional Transit considered giving these properties away to developers who would build transit-oriented development projects on them. It was determined at the time by numerous Board members the properties were worth very little and possibly nothing. At the time of this submission we have closed or are in contract for 5 of these properties totaling $10,000,000.
The City of Davis selected TCRE over 11 other national firms to represent them selling their most iconic city-owned property: their Historic City Hall located at 226 F Street in Downtown Davis. We closed escrow in May 2018 with a buyer for $3.5 million, or $1.2 million higher the City of Davis’ appraised value.
We just completed relocating the headquarters of the California State Employees’ Association. Their previous 55,000 square foot headquarters building and 3⁄4 of a city block surface parking lot in Downtown Sacramento that they occupied since the 1960s was sold to new ownership, and they recently closed escrow and did a build-to-suit tenant improvement on a new 20,000 square foot building in North Natomas that has dramatically modernized their workplace.
