New Medical Office Building Breaking Ground in Roseville Soon

Work should begin soon a new three-story office building intended for medical users in Roseville. Tanner Industries will be the builder for the 33,000-square-foot building behind an existing retail property, north of where Sierra College Boulevard meets Douglas Boulevard. The building will get underway as soon as the first tenant is signed, said Tyler Jerde, office leasing and sales broker with Turton Commercial Real Estate in Roseville.

Temple Coffee Adding Location on Sacramento Grid

Temple Coffee will add a third Sacramento grid location, with work already begun on a newly leased spot at 22nd and K streets. Aaron Marchand of Turton Commercial Real Estate said the 2,500-square-foot building at 2200 K St. housed Strutz Jewelers for decades. But it didn’t become available for lease until recently.

A fully leased office building in east Sacramento has traded hands, showing strength for that submarket. The 12,600-square-foot brick structure at 225 30th St. closed escrow last Wednesday, said broker Jon Lang of Turton Commercial Real Estate. Lang said the building, which has two floors of office space above a covered ground-level floor of parking, was a simple swap from one investor to another.

Comstock’s Moving to Campus Commons Office

Comstock’s magazine will leave its downtown office later this year for a 4,000-square-foot space in Campus Commons, going into a building that’s benefiting from some new investment, according to the broker on the deal. “We’re excited about it because it’s a new anchor tenant,” said Jon Lang of Turton Commercial Real Estate, which handled the deal for both the tenant and the landlord. “Comstock’s coming tells a lot about the building and how it’s changed.”

A recently sold midtown Sacramento office building has been home to a physical therapist’s office for the better part of 24 years, but there’s likely a different future in store. With a new locally based owner who specializes more in retail, a new concept for the building at 1308 28th St. could be revealed before year’s end, said one of the brokers on the deal. “It’s likely to be a different use than office,” said Jon Lang of Turton Commercial Real Estate, who handled the deal with Aaron Marchand of Turton Commercial on behalf of the seller.
