Camping World site on Rocklin’s Toy Row sold to Utah-based buyer, planned for new use

An unidentified buyer based in Utah bought the 4435 Granite Drive property earlier this week, likely for a future use related to automotive sales or service, said listing broker Ken Turton of Turton Commercial Real Estate.

Until recently, the 4.7-acre site with a 29,380-square-foot building was the home of Camping World (NYSE: CWH), a Lincolnshire, Illinois-based retailer of camping goods and RVs. The sale follows the store’s closure, Turton said.

While Turton Commercial had the listing, Turton said, an independent appraisal valued the property at about $5 million. Because of his firm’s familiarity with the market, he said, they priced it higher, at $7 million, and weren’t far off from the final price. In addition to Turton, Scott Kingston and Jon Lang of Turton Commercial worked on the deal.

West Sacramento tabs Turton Commercial Real Estate to market former Club Pheasant

With a commercial real estate firm to market the property now in place, the historic former Club Pheasant in West Sacramento is one step closer to a new future. West Sacramento City Council selected boutique firm Turton Commercial Real Estate on Wednesday to market the 111-year-old-property at 2525 Jefferson Blvd. for a new developer or concepts for its next use.

Built in 1912, the 2.15-acre property is developed with a 7,500-square-foot primary building and a 3,000-square-foot secondary building. Turton said the city is looking for a use that provides community benefit, most likely experiential retail but with housing not ruled out. Maintaining the building’s historic significance will also be critical, he said, noting that during its 87-year run as Club Pheasant, the restaurant was known both for its pasta making as well as being a gathering spot for movers and shakers in West Sacramento. But while a huge kitchen is among the selling points, he said the next owner will also need to invest in a total property makeover. Still, Turton expects there to be plenty of interest from the development community.

Most likely, Turton Commercial will issue a call for offers on the property for a set period. Exact timing will be determined once the brokerage does more due diligence on the property itself and any attached conditions, he said.

West Sac’s council approved a $100,000 contract for Turton Commercial to market the property, selecting them from three possible bidders.

Mostly vegan restaurant Green Grill planned for 16th Street in Sacramento

Green Grill, known for its vegan fare, is taking over a space on 16th Street in Midtown Sacramento that has been vacant for several years.

The quick-service restaurant, which has a site in Rancho Cordova and one in the works in Granite Bay, is planning to fill an approximately 1,000-square-foot space at 1020 16th St., last occupied by Dallas-based sandwich franchise Which Wich.

Broker Aaron Marchand of Turton Commercial Real Estate, who along with colleagues Scott Kingston and Patrick Stelmach represented the landlord in the lease, said they had received good interest for the space but ultimately felt Green Grill was the best fit and would add a healthier option to the area that also includes restaurants such as Mikuni, Pieology, Bento Box, Petra Greek, Station 16 and Public House Downtown.

New restaurant taking over former Doughbot and Buffalo Pizza & Ice Cream Co. spaces in Southsider

A new restaurant is in the works for the recently closed Doughbot and Buffalo Pizza & Ice Cream Co. spaces in Southside Park, inside an apartment and retail building that’s been listed for sale in recent months. Doughbot and Buffalo Pizza & Ice Cream both opened last year in the approximately 2,500-square-foot space on the ground floor of the Southsider at 2030 10th St.

Replacing them will be a new Thai restaurant called Thai Time. Owner Thammasorn Lau said she recently signed a lease for the entire space and plans to offer breakfast, lunch and dinner, with menu items like rice porridge, fried pork sandwiches with peanut sauce and cucumber salad, flatbread with curry, and fried dough with condensed milk, as well as vegan and gluten-free options and beer and wine.

The Southsider, a four-story building constructed in 2021 that includes 21 market-rate residential units in addition to the ground-floor retail space, was listed for sale in late May for $8.995 million.

“HK3 Development is currently planning and/or building about seven other projects in the Sacramento urban core right now,” said broker Jon Lang in an email. Lang is with Turton Commercial Real Estate and is the listing agent along with colleague Ken Turton.

Heller Pacific lists Midtown development site for sale

A Midtown Sacramento site eyed for infill development for better than a decade is on the market with entitlements attached.

But listing broker Ken Turton of Turton Commercial Real Estate said current owner Mike Heller, president of development firm Heller Pacific, could still carry out a project at 1928 Capitol Ave. himself.

After sale, Fulton Avenue office property to become Kokopelli Veterinary Center

In a sign of the times for office demand, a recently sold office building in Arden-Arcade is headed for a new use.

As soon as early 2024, Kokopelli Veterinary Center will open at 1420 Fulton Ave., a two-building property separated by a parking lot. Ross Relles III, a senior associate at commercial real estate brokerage Marcus & Millichap, represented the seller. Scott Kingston of Turton Commercial Real Estate represented the buyer.

With Salvator complete, Community HousingWorks vies for Downtown Sacramento affordable project

The nonprofit developer has acquired 1511 I St. in recent weeks in a bid to expand the impact of a potential project that would include a neighboring property owned by the state of California on the northeast corner of 15th and I streets.

As part of the state’s request for qualifications for the property at 825 15th St., Community HousingWorks has submitted a potential project, including 1511 I St., of 69 affordable units.

Records show Community HousingWorks paid $2.55 million for 1511 I St., in a deal brokered by Turton Commercial Real Estate. The seller appears to be a partnership of developers Mark Friedman and Mike Heller.

Commercial real estate broker Ken Turton buys Midtown commercial property for rehab, new tenants

Ken Turton, the founder of urban core-centered Turton Commercial Real Estate, said he realized a market opportunity when previous owners listed 1026 22nd St. for sale with his brokerage.

A two-story building with retail space on the ground floor and four apartments on the second, 1026 22nd St. also has two retail spaces in a separate building to the north and a four-car garage.

After the previous owners accepted the offered price and sold last month, Turton said he began working on an improvement plan for a building that hadn’t seen such work in decades and was built nearly a century ago.

Citing market conditions, CalPERS pauses marketing for 301 Capitol Mall

A long-sought opportunity site for development in Downtown Sacramento is in quiet mode again, with the owner citing market conditions in pausing a marketing campaign to sell it.

The California Public Employees’ Retirement System is in no hurry to sell the full-block site at 301 Capitol Mall, so it’s waiting for more favorable winds to start pushing it again, said spokesman John Myers.

Myers also said there are no changes at this point to the existing marketing for the project, which Turton Commercial Real Estate has primarily handled. The boutique commercial real estate firm still has a listing on its website for the property, but links to specific marketing websites for 301 Capitol Mall are inactive.
